What to Do When Rodents Get Into Your Attic Insulation

April 5, 2026

Attic insulation torn up and tunneled by rodents with droppings scattered across the joists in a Hampton Roads home

You hear scratching above the ceiling at night. You find droppings in the attic. You notice an unexplained musty smell in your upstairs rooms. Rodents in the attic are a common problem across Hampton Roads — particularly in older homes near wooded areas, marshland, and waterways. And while the pest problem itself is stressful, the damage they do to your attic insulation is often far more expensive to deal with.

How Rodents Damage Attic Insulation

Rodents damage insulation in several distinct ways:

  • Tunneling and nesting.Mice and squirrels burrow into blown-in insulation and displace it, creating voids and compressing the material. This directly reduces R-value in the affected areas.
  • Contamination with urine and feces.Rodent waste saturates insulation and poses a serious health risk. Mice urine in particular can carry hantavirus, and the odor can permeate into living spaces through ceiling penetrations.
  • Pulling out batts.Rodents frequently drag insulation batts to use as nesting material, leaving gaps in coverage.
  • Chewing through vapor barriers.Any vapor retarder or air sealing work in the attic can be quickly compromised by rodent activity.

Signs You Have Rodent-Damaged Insulation

Beyond actually seeing rodents or droppings, look for:

  • Musty, urine-like odor in the attic or upstairs rooms
  • Visible tunnels or channels running through blown-in insulation
  • Batt insulation that has been pulled down, displaced, or bunched
  • Grease marks along attic framing (caused by rodents repeatedly traveling the same path)
  • Unexplained increases in heating/cooling costs despite no change in use

What Needs to Happen

Rodent-contaminated insulation cannot simply be topped off or patched. The contaminated material must be fully removed, the attic sanitized, and new insulation installed. The process:

  1. Pest control first. Before any insulation work begins, the active infestation must be addressed. Our sister companyUniversal Pest & Termitecan handle this step.
  2. Full insulation removal. We use industrial vacuum equipment to extract all contaminated material from the attic. See ourinsulation removal service pagefor details.
  3. Attic sanitization. The attic deck and framing are treated to eliminate pathogens and odor before new insulation is installed.
  4. New insulation to R-49+.We reinstall insulation selected for the home. Pest Guard Insulation™ is a borate-treated fiberglass option described as intended to deter certain insects; ask for the current label to confirm listed insects, approved use, and treatment duration.

The Cost

A full rodent remediation job — removal, sanitization, and reinstallation to R-49 — typically runs$2,500–$6,000for an average Hampton Roads attic, depending on size and contamination severity. This sounds like a lot until you compare it to the alternative: living with degraded R-value, ongoing health exposure, and a pest problem that never really goes away because the contaminated insulation keeps attracting new inhabitants.

Preventing It from Happening Again

Pest Guard Insulation™ does not eliminate the need for entry-point sealing or pest control. It is described as intended to deter certain insects; we do not have documentation confirming a rodent effect, specific target insects, or treatment duration. Ask for the current product label and manufacturer guidance.
