Attic Insulation in Park Place / Colonial Place, Norfolk

Park Place and Colonial Place were Norfolk's streetcar suburbs — foursquares and bungalows built between 1900 and 1925 with attics that have never once met a modern R-value. We introduce them, in one day.

Attic Insulation Built for Park Place

Park Place and Colonial Place filled out in the streetcar decades of the early 1900s — Park Place around the 35th Street corridor and the historic Church Street district where the Attucks Theatre opened in 1919, financed, designed, and operated entirely by African Americans, a national landmark still standing today. Colonial Place, on its Lafayette River peninsula, drew families to foursquares and colonial revivals on avenues named for Virginia colonists.

The American foursquare is the signature house here, and it has a signature attic: a full walk-up or scuttle-access space under a pyramidal roof, plank decking, a central chimney chase, and — in nearly every one we open — insulation somewhere between absent and archaeological. These attics shed the house's heat all winter and pour it back down all summer, which is why foursquare owners know the third-floor-in-July feeling so well.

We've upgraded these homes across both neighborhoods. Air-sealing the chases and the plaster-lath ceiling plane, correcting bath-fan venting that too often dumps into the attic, then blown-in fiberglass to modern R-values across the flats. The bones these neighborhoods are loved for stay untouched — the energy waste doesn't.

We Know Park Place — Street by Street

Local landmarks aren't just trivia — they tell us what your attic is up against.

Attucks Theatre (1919)

The historic Church Street landmark anchors Park Place's story — the surrounding early-1900s blocks hold attics still waiting for their first real insulation.

Colonial Place & the Lafayette River

The peninsula's foursquares and colonial revivals take river humidity year-round — moisture-flattened attic insulation is the default condition here.

35th Street corridor

Park Place's historic commercial spine — the streetcar-era homes on the numbered streets around it are classic uninsulated plank-attic stock.

What Park Place Attics Are Up Against

Attic conditions vary across Norfolk. In Park Place, our inspection records insulation depth, coverage gaps, air leakage, and any visible moisture before work is proposed.

  • Foursquare attics with little or no original insulation
  • Central chimney chases leaking conditioned air upward
  • Plaster-and-lath ceilings demanding careful attic-side work
  • River humidity on the Colonial Place peninsula
  • Bath and kitchen fans venting into attic space

Every job starts with a free attic inspection — we measure your current R-value, check ventilation and ductwork, and give you a straight answer on whether you need a top-up, a full removal and replacement, or nothing at all yet.

Park Place Attic Insulation Questions

Our foursquare has a walk-up attic we use for storage. Can it still be insulated?

Yes. We insulate the floor plane around storage areas, or — if you want the storage to stay — build up insulated platforms over the new material so you keep the space without crushing the fiberglass. The inspection maps out the best layout.

Is blown-in insulation safe over plaster-and-lath ceilings?

Completely, when installed correctly. Blown fiberglass is lightweight and distributes evenly across the joists. Our crews work from the framing, never load the plaster, and protect the ceiling plane throughout.

Why does the third floor cook in summer?

A foursquare's pyramidal roof concentrates heat directly over the top floor, and with no real insulation below it, that heat radiates straight down. Modern R-value between the roof and your rooms may improve comfort; results and timing vary by home.

We found a bathroom fan venting into the attic. Is that a problem?

A common and serious one — it pumps moisture into the attic where it condenses and degrades insulation. We flag it at every inspection and can correct the venting as part of the job.

How long does a Park Place or Colonial Place install take?

One day for nearly every home — air-sealing, ventilation corrections, installation, and cleanup in a single visit, with photos of the finished work.
